“All signs are pointing to a seller’s market in Seattle,” says Sophia Mitchell, a blogger for the national brokerage firm Movoto. According to Mitchell, Seattle is seeing a drop in inventory, fewer average days on the market and rising prices.

“What does this mean? If you have a home in the Seattle area and have been waiting for the right time to list, things are certainly looking up for you,” she writes. Mitchell reports that currently homes are averaging about 30 days on the market, whereas last year the median DOM was about 48.

Mitchell’s description of Seattle as a seller’s market is backed up by data reported recently in The Seattle Times. According to a June 25 story in the Times, “median prices for homes sold in the Seattle area are approaching the peak hit six years ago before the housing market tanked.”

While the market seems hot right now, opinions are divided on whether increases will continue. While some experts say prices will continue to climb modestly, others aren’t so sure.

“In general, the national housing recovery is strong and sustainable, but pockets of volatility will emerge as local fundamentals shift,” said Stan Humphries, chief economist for Zillow. “Buyers expecting home values to continue rising at this pace indefinitely may be in for a shock.”
